Why a home can sell for less than these figures

We’d rather you had a realistic number in mind than a hopeful one. These are the things that most often pull an individual sale below the area figures.
  • Condition — damp, an old roof or boiler, dated kitchen and bathroom, or anything a surveyor would flag
  • A short lease, high ground rent or service charges (flats and some houses)
  • Tenants in place, especially where the rent is below the going rate
  • Non-standard construction or anything that makes lenders cautious
  • Needing to sell by a fixed date, rather than waiting for the right buyer
  • Location within the district — busy roads, parking, or a street that sells for less than its neighbours
