What we buy
The types of properties we buy.
Every property and every situation is different. These are some of the most common we see — from houses that need a lot of work to homes that are simply awkward to sell through an agent.

Situations
Situations we often help with
Each has its own page explaining how a sale works, what to consider and the alternatives.

Needs a lot of work
Fire damage, structural problems or complete renovation needed.

Inherited a property
You don't want to manage it, or it's full of belongings.

Tenant problems
Difficult tenants, or a tenanted property you want to sell.

Mortgage or repossession worry
A lender deadline and you need a clear answer quickly.

Sale fallen through
You want a buyer who can proceed.

Vacant property
Empty, costing money and harder to keep an eye on.

Divorce or separation
A clear, practical route when a jointly owned home needs selling.

Relocating
Moving for work or family and need a fixed date.

Difficult to sell
Short lease, unusual construction or hard to mortgage.
Property types
Properties other buyers find difficult
Many of these put mortgage lenders off, which is often why a sale has stalled.
Unusual construction
Non-standard build types such as concrete, steel or timber frame.
Short lease
Leasehold flats and houses where the remaining term puts buyers off.
Structural issues
Subsidence, movement, cracking or a failed survey.
Hard to mortgage
Properties lenders won't lend on in their current state.
Fire or water damage
Damage that has left the property unusable or unsafe.
Something else
Tell us what's happening and we'll let you know if we can help.
Is a direct sale the right route?
Selling to us is usually quicker and more certain, but it will normally mean a lower price than an open-market sale. It suits some situations far better than others.
When we tend to make sense
- Property requires substantial work
- Inherited property
- Sale has fallen through
- Tenanted or vacant property
- Mortgage or repossession deadline
- You value certainty over waiting for market buyers
When we're probably not the right option
If you have plenty of time and want the highest possible price, an open-market sale will usually achieve more.

Not sure whether yours fits? Tell us what's happening.
Give us the address and whatever you know. We'll tell you whether it's something we can buy, and if a different route would suit you better, we'll say that too.
You don't need to know all the answers before calling.
